Located in the iconic Tootal Buildings near Oxford Road, this 18,700-square- foot office was completed in just 12 weeks. This project showcases ADT Workplace’s focus on delivering quality with speed.

A Vision for Flexibility and Sustainability

After a competitive selection process, Orega chose ADT Workplace for the CAT B and CAT C fit-out in collaboration with XLB, the building’s landlord. This new Tootal Buildings location reflects Orega’s dedication to sustainable, modern design. The space offers fully furnished, unbranded areas where occupiers can personalize their environment. Flexible lease options, both long- and short-term, ensure a workspace that suits individual needs.

Design Highlights

ADT Workplace transformed the Tootal Buildings space, blending modern design with the building’s historic charm:

Reception and Welcome Area: The third-floor reception warmly greets visitors with acoustic panelling and biophilic accents. Custom lighting and Tootal Buildings-inspired details enhance the professional atmosphere.
Collaborative Kitchen and Social Spaces: Designed to foster collaboration, this spacious kitchen area includes ergonomic seating, banquet tables, and a barista-quality coffee bar.
Serviced Offices and Meeting Rooms: Spaces are designed for teams of varying sizes, accommodating groups from four to 39. Each office prioritises acoustic comfort and ample desk space to support productivity. The meeting rooms feature advanced tech, climate control, and reliable connectivity. Additional breakout areas, phone booths, and informal pods provide more options for work settings.

Sustainable Design Commitment

ADT Workplace adhered to BREEAM and SKA standards throughout the project, supporting Tootal Buildings’ sustainability goals. The post-completion EPC A rating reflects the project’s focus on energy efficiency.
