Finding Your Perfect Office Space

Changing office space needs

For most businesses, the need to find office space or refurbish existing office space is due to some form of business change. Whether that’s rapid expansion, a change in working styles, the need to attract and retain talent, or many other reasons. We can help you navigate this change and find the right office space for you, to benefit your people and your business.

Whatever your challenges, our team can help you understand your space requirements and advise on your next move. Is your existing space working for you? How much space do you need? How much does office space cost? What is the best location for your business?

Workspace considerations

SIZE

Working styles, working models and growth projections are all important considerations when calculating how much office space you need. Evaluating your office workspace requirements through workplace consultancy can help define a strategy that’s right for your business.

BUDGET

Even if a location ticks all the right boxes, cost will still be an influencing factor. It shouldn’t be considered in isolation though. A suburban office is likely to be cheaper than a central city centre location, but the long term value it offers could be lower. Attracting talent will be much harder if your office is too rural, lacks public transport links and offers no amenities. Consider what will be most cost effective for your business in the long run.

LOCATION

The location of your office will play a big part in employee satisfaction. Convenient access with good transport links is a must. Access to local amenities such as cafes and green spaces should also be considered. Location will also largely dictate your future hiring pool. Think about where you need to be in order to attract the people who can help your business succeed.

BUILDING

Think about what’s important to your business and your people when looking for the right office building. Is meeting sustainability goals high on your agenda? Or if scalability is important, choose a building and floorplate that can accommodate growth. If employee wellbeing is crucial, a building which offers additional amenities such as showers, changing rooms and cycle storage is a must.

How we work

Our process focuses on understanding your business and listening to your people. We then learn about your working habits and evaluate your current office space and utilisation. From this, we are ideally placed to make an informed recommendation on your future workplace. This includes location, size and building.

Working closely with commercial property agents across the UK, we will provide proposals on office spaces suitable for your organisation. Once you have agreed on your perfect space, your property agent will help you manage the lease or purchase process.

Our work

Cheshire West and Chester Council was looking to create improved workplace environments for its 2,000-strong team following a drastic shift in working styles, cultures and behaviours.

Working closely with the team, we completed an in-depth workplace consultancy process to establish exactly what office space they needed. This included interviewing 50+ senior managers and surveying all employees to understand their specific working patterns and needs.

As a result of this process, the Council was able to rationalise nine buildings into three hubs. As well as significantly reducing operating costs, the three new agile workplaces meet the different needs of people across the business, now and in the future.
