Hybrid Workplace to Support Inclusivity for an International Finance Organisation

Project Overview

Creating a hybrid working environment was central to International Personal Finance’s new workplace in Leeds. As a result, the project needed to support flexibility, productivity and stronger connections across its teams.

Following a four-way pitch process, ADT Workplace was selected as design and build partner for the project. We worked closely with International Personal Finance, also known as IPF, to understand its people, workplace needs and wider business goals.

After reviewing the workplace brief, we supported IPF in finding the right office space. This included viewing a shortlist of three properties before advising on a 15,600 sq.ft space at 26 Whitehall Road in Leeds.

The project was completed over a 12-week fast-track programme. Therefore, close coordination between all teams was essential from the outset.

Understanding the brief

IPF wanted to move away from a more traditional office environment. Instead, the business needed a hybrid and agile workplace for its 150-strong Leeds-based team.

The aim was to help employees work more effectively, whether they were focused, collaborating, learning or connecting with colleagues overseas. Therefore, the office had to provide much more than desks and meeting rooms.

Modern technology was also a key part of the brief. This included AV equipment, high-speed internet and an online workspace booking system. Together, these features would help people work smoothly between home, the office and other locations.

However, the project was also about people. IPF wanted an energetic and inspiring workplace that would support engagement, communication and team culture. In addition, the space needed to help attract and retain talent.

To support this, IPF appointed a dedicated Change Team. This team liaised directly with employees and shared feedback with ADT Workplace throughout the process. As a result, staff insight helped shape the final design.

Designing a More Agile Workplace

Once the office space was selected, we redeveloped the initial designs to fit the new floorplate. This included all M&E systems, furniture, a basic CAT A upgrade, and the CAT B and C fit out.

The design concept centred on creating a natural journey through the office. It also delivered a timeless, high-end environment focused on wellbeing, flexibility and inclusivity.

Earthy colour ways were used throughout the space. Meanwhile, natural wood finishes in the flooring and furniture helped create a warm and balanced feel. Splashes of teal added vibrance, while black globe light fittings and map imagery reflected IPF’s international presence.

The arrival area sits at the centre of the workplace. This welcomes visitors directly into the heart of the office, with views across the open plan workspace. Because IPF is proud of its people and the work they do, visibility was an important part of the design.

This central area includes four booths, flexible tables and a drinks point. Therefore, it can support informal meetings, agile working and a more sociable arrival experience.

Neighbourhoods for Different Ways of Working

The main working areas are split into three carefully planned neighbourhoods. Each neighbourhood is similar in size and includes a range of agile work settings.

These include stand-up desks, open booths, huddle areas and flexible working tables. In addition, the office includes single-person focus rooms, meeting rooms with AV, a quiet room, a wellbeing room and a drying room.

This variety gives employees more choice during the working day. For example, they can move between focused work, informal catch-ups, team sessions and private conversations.

As a result, the workplace supports the task at hand, rather than expecting every activity to happen in one type of space.

Collaboration, Training and Hybrid Meetings

A multi-functional Network Zone was created to support meetings, training and development. This space includes two boardrooms, with flexible moving doors that allow one boardroom to open into a larger meeting space for up to 100 people.

This was especially important for a business with a European headquarters and global operations. The design allows employees working from home, or from other markets, to take part in events and meetings more easily.

Two brainstorm rooms were also included. These rooms feature moveable partitions and interchangeable furniture, which means they can adapt for smaller or larger groups.

In addition, integrated AV technology helps colleagues work together smoothly, wherever they are based. Therefore, the office supports both in-person collaboration and hybrid communication.

A Considered Approach to Sustainability

Sustainability was considered throughout the project. Where possible, environmentally friendly, recyclable or recycled-content products were used.

In addition, high-efficiency lighting and HVAC systems were included. Sub-contractors were also selected with sustainable credentials in mind.

The chosen building at 26 Whitehall Road is BREEAM Excellent rated and provides Grade A office space in a prime Leeds location. Therefore, the project aligned modern workplace performance with responsible design choices.

The finished workplace gives International Personal Finance a dynamic, agile and inclusive environment. It supports productivity, collaboration and wellbeing, while also reflecting the company’s global identity.

Most importantly, the space gives employees choice. Whether they need to focus, meet, brainstorm, train, relax or connect remotely, the workplace has been designed around how people work today.
