Originally home to a soda water factory, a hat-making works, and a silk finishing mill, the building’s latest evolution reflects the growing demand for high-quality, sustainable workplaces.

The client required a complete refurbishment that would attract leading businesses in an increasingly competitive market. The project, spanning 65,000 sq. ft. over four floors, was completed within 30 weeks. Working alongside Bluesky Design and JLL, ADT Workplace delivered a workspace that seamlessly integrates modern aesthetics, sustainability, and employee wellbeing.

Project Vision

The goal for 2 Hardman Street was clear: create a future-ready workspace that enhances talent attraction and retention while achieving high ESG (Environmental, Social, and Governance) credentials. With a target of securing a BREEAM Very Good rating, the project needed to prioritise sustainability while ensuring an inspiring and functional work environment.

The transformation focused on delivering:

At the core of the redesign is the reimagined reception and business lounge. The ground-floor space now features a striking living plant wall, creating a biophilic environment that enhances air quality and wellbeing. Floor-to-ceiling windows flood the lounge with natural light, complementing the soft seating, informal meeting booths, and a high-quality coffee bar.

Grade A Office Space with Panoramic Views

Refurbishments across the 4th, 5th, 6th, and 7th floors have transformed the space into best-in-class office environments. The new layouts maximise efficiency and flexibility, with large open-plan areas designed for collaborative and focused work. With panoramic views over Spinningfields, the design ensures that natural light reaches every corner of the workspace.

Enhancing Employee Wellbeing

A key focus of the refurbishment was to support employee wellbeing through high-quality amenities and wellness spaces. These include:
