Knights, a leader in the UK legal and professional services sector, partnered with ADT Workplace to redevelop its central hub at The Brampton, Newcastle-under-Lyme. The new 35,000 sq. ft facility, spanning three floors, is a premium reinvestment that aligns with Knights’ growth ambitions and their commitment to fostering a collaborative, one-team culture in Staffordshire, where their journey began.

The redevelopment transforms Knights‘ hub into a 5-star workplace that enhances client experience, supports staff wellbeing, and strengthens their connection to the local community. The project involved a complete CAT A, B, and C fit-out, delivered through meticulous planning and innovative design.

PROJECT GOALS: COLLABORATION, FUNCTIONALITY, AND WELLBEING

Knights tasked ADT Workplace with creating a premium workplace that reflects their brand identity and future aspirations. Key objectives included:

  • Enhancing Collaboration: Create dynamic, open spaces that inspire a one-team culture.
  • Delivering a Premium Experience: Develop lounge and meeting areas that elevate client interactions.
  • Focusing on Staff Wellbeing: Prioritise amenities that enhance comfort and productivity.
  • Operational Efficiency: Provide functional, collaborative office spaces for 280 staff across three floors.
  • Reinvestment in the Community: Design external enhancements, such as landscaping and EV charging points, to benefit the wider area.

DESIGN AND DELIVERY: A HANDS-ON, COLLABORATIVE APPROACH

ADT Workplace worked closely with architects, structural engineers, and fire officers to deliver a seamless and high-specification design.

Key features of Knights’ Central Hub include:

  • Lounge and Concierge Area: A stunning grand entrance featuring a bespoke helical staircase, concierge service, and chandelier.
  • Meeting Suite: 15 premium meeting rooms equipped with advanced AV technology and a dedicated media suite for podcasts.
  • ‘1759’ Lounge: The heart of the building, with a mezzanine and internal glazing offering views from all office areas.
  • Collaborative Office Spaces: Open-plan layouts, collaborative zones, a management suite, and a business lounge for 280 staff.
  • Event and Boardroom Spaces: A flexible auditorium, boardroom, and roof terrace overlooking the lounge.
  • Staff Amenities: Premium toilets, showers, and a silver service catering kitchen.
  • External Enhancements: A new glazed entrance façade, resurfaced car park, EV charging stations, and landscaped areas.

OVERCOMING CHALLENGES: A STRATEGIC SOLUTION

The redevelopment posed several structural and logistical challenges, which ADT Workplace addressed with meticulous planning and execution:
  • Structural Modifications: Four beams were removed and steelwork reinforced to create the open lounge area.
  • Helical Staircase Installation: Concrete slabs were removed to accommodate this bespoke feature, creating a visual centrepiece.
  • Roof Replacement: The original glass pyramid was replaced with a modern architectural roof light during intense weather conditions.
  • Fire Strategy: A revised layout required close coordination with fire officers to ensure compliance with updated regulations.
  • Planning Consent: Secured for significant structural changes, external modifications, and landscaping enhancements.
