Key Travel, an international travel management company, organises travel services for humanitarian, academic, and non-profit organisations. Their Manchester office required a complete redesign to improve collaboration, productivity, and well-being.
The team at Key Travel works in a fast-paced, high-stakes environment. They needed a workspace that not only facilitated efficient work but also reflected their core values: simplicity, impact, and compassion. Therefore, ADT Workplace was selected to take on this ambitious project. Their task was to transform the 19,178 sq ft office space located on the top floor of St James’ Buildings in Manchester.

Project Brief
The previous office layout did not support Key Travel’s evolving business needs. As a result, they needed a fresh design approach to promote collaboration and provide a comfortable, efficient working environment. Moreover, the goal was to create an open, inviting space where staff would feel motivated, supported, and connected. This was essential for their hybrid working model.
The design also had to include flexibility for both in-person collaboration and virtual meetings. This was especially important for accommodating their mix of office-based and remote work.
The Design Approach
ADT Workplace worked closely with Key Travel to understand their specific requirements. From the outset, the focus was on creating a biophilic, modern, and adaptable workspace. It needed to meet the needs of a diverse team. Furthermore, the design aimed to bring nature into the office, a theme that aligned with Key Travel’s commitment to staff well- being.
Biophilic Design
To enhance well-being and productivity, biophilic design elements were used throughout the office. Large windows were added to maximise natural light. Additionally, a variety of indoor plants were strategically placed around the office to create a calm and pleasant atmosphere. Natural materials, such as wood and stone, complemented the design, adding to the open, refreshing feel of the space.
Functional Zones
The office was divided into functional zones to accommodate different working styles. The open-plan layout encouraged collaboration, while breakout areas and quiet zones allowed for focused work. Each zone was thoughtfully designed to balance communication with privacy.
A standout feature of the design was the introduction of informal meeting areas called ‘Kalas.’ Inspired by Afghan family culture, these areas provided a relaxed space for teams to gather and collaborate. Furthermore, the office included flexible meeting rooms equipped with the latest technology to facilitate seamless virtual meetings.
Project Challenges
One of the main challenges was completing the refurbishment with minimal disruption to daily operations. ADT Workplace also had to navigate the constraints posed by the historic St James’ Building. Therefore, careful planning was needed to preserve the architectural integrity of the space.
Additionally, the design needed to support both in-office and remote work. Flexibility was key. Consequently, ADT Workplace successfully incorporated spaces that suited different tasks, from quiet individual work to group collaboration.
Project Outcomes
The project was completed over a 14-week period. As a result, the transformation met all of Key Travel’s requirements. The new office now fosters a more collaborative environment. Communication between team members has improved, and staff can also work privately when necessary. Moreover, the introduction of biophilic elements has enhanced staff well- being, making the office more enjoyable to work in.
John O’Sullivan, COO of Key Travel, praised the transformation. He noted that it had significantly improved the office’s functionality and overall atmosphere. The flexible workspaces, combined with an emphasis on natural light, have made the space both practical and inspiring.
