Creating a Premium and Flexible Workspace in Manchester

Gilbanks, a leading serviced office provider, wanted to create an inspiring workspace in Manchester. The goal was to encourage professionals to return to the office and foster a strong business community. After the success of its Leeds location, Gilbanks chose 21,600 sq.ft of space across two floors at 11 York Street. This building is one of Manchester’s most sustainable and prestigious office spaces.

The Approach

ADT Workplace worked closely with Jones Hargreaves to design and build the office. The team applied a value engineering process to keep costs under control while maintaining high design standards. With tenants eager to move in, the project needed to be completed within 14 weeks. Meeting this deadline required precise planning and efficient execution.

The Vision

Gilbanks aimed to offer first-class, flexible office spaces in Manchester city centre. The workspace needed to include premium communal areas, adaptable workspaces, and private offices of different sizes. Meeting rooms and event spaces were also a priority.

The goal was to create an environment that felt professional, welcoming, and modern. By doing this, Gilbanks hoped to attract high-calibre tenants and businesses.

The Solution

As visitors enter the first floor, they step into an elegant business lounge. The space features marble fixtures, luxury furnishings, and greenery. A lighting feature highlights the Gilbanks logo, reinforcing the brand identity. A bespoke partition leads to an open-plan kitchen and an informal workspace. This area includes a coffee bar, private booths, pods, and banquette seating.

The second floor offers an alternative to private offices. It has lounge seating, Zoom pods, and a central table to encourage relaxed collaboration. The design ensures all offices have access to natural light, improving well-being and productivity. Luxury finishes, including herringbone flooring and bespoke joinery, give the space a timeless appeal. Feature lighting and subtle pops of colour add vibrancy to the professional setting.

Each private office is equipped with ergonomic furniture, including sit/stand desks, to support comfort and agility. Acoustic panelling enhances privacy and reduces noise. Meeting rooms and presentation areas feature high-definition screens and video conferencing tools, ensuring seamless connectivity for users.

The Outcome

Despite the tight timeframe, the project was completed within 14 weeks.
