Knight Frank is one of the world’s leading independent real estate consultancies. With over 700 offices across more than 50 countries, they provide commercial and residential property services to clients ranging from corporate occupiers to private individuals.
As part of their continued UK expansion, Knight Frank appointed ADT Workplace to deliver a full Cat B fit-out at their new Birmingham city centre office. Located on the 18th floor of the landmark 103 Colmore Row, the 4,000 sq ft workspace was designed to reflect their brand identity while supporting a flexible, high-performance environment tailored to the needs of a post-pandemic workforce.
Completed in just 12 weeks, the result is a striking, future-ready workplace that prioritises wellbeing, agility, and client experience.
A Collaborative, Brand-Led Brief
The project brief was clear: deliver a workspace that represents Knight Frank’s brand, facilitates agile working, and offers a professional yet welcoming environment for clients and staff alike.
Having previously partnered on Knight Frank’s Manchester office, ADT Workplace was brought back due to the strength of that relationship and the team’s deep understanding of Knight Frank’s values and workplace goals.
The new Birmingham office needed to:
- Reflect the brand identity through bold, high-quality finishes
- Support hybrid working and team collaboration
- Prioritise wellbeing and inclusivity
- Impress clients while feeling approachable
- Be delivered on time and within budget
Design and Fit-Out Features
The workspace embraces a sophisticated palette of charcoal, black and neutral tones, aligned with Knight Frank’s brand. Carefully selected finishes and bespoke design details create a professional environment, while acoustic and lighting enhancements provide long-term comfort and usability.
Key features include:
- Reception Area with Impact: A fret-cut logo and laser-cut glass feature wall provide a stunning entrance, framing city views with understated confidence
- Flexible Work Settings: Hot desks, quiet booths, collaboration zones and private meeting rooms give teams the freedom to work in ways that suit their roles and tasks
- Wellbeing Enhancements: Floor-to-ceiling glazing floods the space with natural light. Acoustic panels, biophilic design features, and well-ventilated systems support staff health and focus
- Engineered Comfort: Mechanical and electrical systems were designed for energy efficiency and comfort. Feature lighting creates a sense of flow and distinction throughout the space
